1. About these Terms
These Terms govern your use of livenconsulting.com and set the general framework for LIVEN's advisory services. Specific engagement details may be confirmed separately in writing.
2. Who we are
LIVEN operates as a project of ICG Management & Consulting, Athens, Greece (VAT: 802368455). Contact: contact@livenconsulting.com
3. Services overview
LIVEN provides independent, buyer-focused property advisory services in Greece, which may include:
- strategic briefing and acquisition planning
- selective sourcing and market access
- coordination of negotiation steps
- coordination of legal and technical due diligence (through licensed professionals)
- coordination through notarial completion
4. No brokerage / no legal representation
LIVEN is not a real estate brokerage and does not represent sellers. LIVEN is not a law firm and does not provide legal representation. Legal work is performed by licensed lawyers engaged by the client. Technical inspections are performed by qualified engineers/surveyors engaged by the client.
5. Engagement and acceptance
Submitting an inquiry does not create a client relationship. An advisory engagement begins only when:
- LIVEN confirms acceptance of the inquiry, and
- the parties agree to proceed with a specific scope and process steps.
6. Fees and payment
6.1 Unified Advisory Fee
The Client agrees to pay a Unified Advisory Fee equal to 2% of the final purchase value, plus VAT at 24%, unless otherwise agreed in writing.
6.2 Payment stages
The fee is payable in two stages:
- 30% at the reservation / deposit stage (when the Client places a deposit to secure a specific property), and
- 70% at notarial completion (upon signing of the purchase contract).
6.3 If the Client does not proceed
If the process stops before any reservation/deposit is placed, no fee is due. If a reservation/deposit is placed, the first stage (30%) becomes due for advisory services delivered up to that point. The second stage (70%) is due only at notarial completion.
6.4 Independence (brief and discreet)
LIVEN's fee is paid by the Client. LIVEN does not rely on seller-side commissions as part of the advisory engagement.
7. Third-party professionals and costs
Legal fees, notary fees, taxes, engineering/technical inspections, translation, banking/accounting services, and any third-party costs are separate from LIVEN's advisory fee and are paid directly by the Client, unless agreed otherwise in writing.
8. Client responsibilities
The Client agrees to:
- provide accurate information and documents when requested
- make final decisions and approvals
- engage appropriate licensed professionals (or approve introductions) when required
- comply with applicable laws and regulations
9. No guarantees
Real estate outcomes depend on market conditions, seller decisions, and third-party processes. LIVEN cannot guarantee availability, pricing, timelines, or specific outcomes. The Client remains responsible for final purchase decisions.
10. Confidentiality
LIVEN treats client communications and materials as confidential and will not disclose them except as required for the advisory process (e.g., with approved professionals) or by law.
11. Website content and intellectual property
Website content is provided for informational purposes. All website materials are owned by LIVEN/ICG Management & Consulting or used under license and may not be reproduced without permission.
12. Limitation of liability
To the maximum extent permitted by law, LIVEN is not liable for indirect or consequential losses. Any liability arising from the services is limited to the amount of fees paid to LIVEN in the 12 months preceding the event giving rise to the claim.
13. Termination
Either party may end the engagement with reasonable notice. Any amounts due under the fee schedule remain payable in accordance with Section 6.
14. Governing law and jurisdiction
These Terms are governed by the laws of Greece. Disputes shall be subject to the competent courts of Athens, Greece.
15. Changes to these Terms
We may update these Terms by posting a revised version on the website and updating the "Last updated" date. Continued use of the website after changes indicates acceptance of the updated Terms.
